VanWest Opens ClearHome in Denver

 

VanWest Partners opened a new storage facility in Denver Colorado. The facility is branded ClearHome Self Storage – Colorado Boulevard. 

 

 

 

StorageMart, Manhattan Mini to Manage Portfolio

 

StorageMart and Manhattan Mini Storage will manage 27 storage facilities formerly operated by Metro Storage. The portfolio is located across Illinois, New Jersey, Minnesota, Florida, New York, Pennsylvania and Wisconsin. 

 

Hernandez Moving on Florida Plans

 

Hernandez Development began development of a new storage facility in Opa-Locka, Florida. Andover Properties provided a $17.6 million construction loan. The project should be complete by June 2026.

 

Marcus & Millichap Brokers Portfolio

 

Marcus & Millichap brokered the sale of Durant Six, a six-property portfolio located across Durant and Cartwright, Oklahoma. The seller was an Oklahoma LLC and the buyer was a Nevada corporation. 

 

Storage Post to Manage Sofia Properties

 

Storage Post Self Storage will manage three Sofia Storage properties in Brooklyn and Manhattan. 

 

Florida Nixes Commercial Lease Tax

 

Florida has eliminated its lease tax for commercial businesses, including self storage. The legislation takes effect Oct. 1. The move was supported by the SSA and Florida SSA.

 

REITs Schedule Earnings Calls

 

The public REITs will announce earnings for the second quarter. Here’s the schedule:

•    CubeSmart will release financial results on Thursday, July 31.
•    Extra Space Storage will release results on Wednesday, July 30. 
•    National Storage Affiliates will release results on Monday, August 4.
•    Public Storage will release results Tuesday, July 29. 
•    SmartStop Self Storage will release results Wednesday, August 6.

 

Boardwalk Buys Georgia Storage

 

Boardwalk Development Group acquired a storage facility in Hiram, Georgia, which has been rebranded Boardwalk Storage – Reynolds Road.

 

Barings Enters Australian Storage Market

 

Barings has acquired a majority stake in Swift Storage, committing $200 million in investment. Swift Storage was founded by USS Funds Management in 2022 and has a portfolio of 15 storage properties in Australia.

 

Argus Brokers Iowa Asset

 

Broker affiliates of Argus Self Storage Advisors brokered the sale of K&K Rent-A-Space in Prairie City, Iowa. The buyer was a local operator.

 

SmartStop Appoints Board Member

 

Lora Gotcheva was appointed board member to SmartStop Self Storage REIT. Gotcheva was most recently managing director of CPP Investments, a Canadian pension fund manager.

 

Rockford Moves to Restrict Storage

 

Rockford, Illinois, is considering a policy change that would remove the special use permit option for storage in any commercial zone. The businesses would only be allowed in industrial zones.

 

Franklin Street Handles Ohio Sale

 

Franklin Street brokered the sale of Seaman Storage in Seaman, Ohio. 

 

Argus Handles 8-Property Sale

 

Argus Self Storage Advisors brokered the sale of an eight-property portfolio on behalf of National Storage Affiliates. The properties are across four states. 

 

Tacoma Storage Asset Sells

 

Tacoma Self Storage sold a facility on S. Holgate Street in Tacoma, Washington, sold for $11 million, according to the Daily Journal of Commerce.

 

Developer Plans Storage in New Jersey

 

Bridgewater Storage intends to build a new storage facility in Bridgewater, New Jersey, at the site of a long-vacant Tectonic building.

 

Investor Buys Florida Storage, Retail Asset

 

Investor Andrew Perkins paid $15.5 million for Sheridan Village Center, a retail and self storage center, in Pembroke Pines, Florida, according to The Real Deal.

 

Heitman Bets on Ireland

 

Global real estate investment management firm Heitman opened a new storage facility in Liffey Valley, Dublin, Ireland. The property is branded U Store It. Heitman acquired U Store It in 2022 and has grown from six to nine assets across Ireland.

 

Storage Transactions Heating Up

 

Self storage sales surged to $855 million in national sales in the first quarter of 2025, a 37% increase year-over-year, according to StorageCafe. The average sales price per square foot jumped 31% compared to Q1 2024. Notably, 8 of the 10 cities by sales volume were considered undersupplied markets, primarily in secondary and suburban areas.

SVN Wilson Commercial Group brokered the sale of Freedom Self Storage, a two-property portfolio in Aiken, South Carolina.
