Bellomy & Co. Covers Texas Sales

Bellomy & Co. advised on the sale of four self storage facilities across Texas in December.

In Houston, Right Move Storage has sold to a Houston-based buyer. The seller was Pasadena, California-based Storage Solutions Perry Road LP. Right Move Storage has 742 units, covered and outdoor parking and 99,455 NRSF on almost 8 acres.

In San Antonio, Bellomy & Co. represented on the sale of Judson Self Storage. The 606-unit facility includes 129,573 NRSF.

In Mabank, Bellomy & Co. sold Baywood Self Storage, 50 miles southeast of Dallas. The facility has 66,518 NRSF and was bought by a Southlake, Texas buyer.

And in Austin, Bellomy & Co. sold a self storage development site. Located at the corner of Interstate 35 and Teri Road, the 1.3-acre site is 4.5 miles from downtown Austin. The seller was Liberty Storage Austin South LLC of Orlando, Florida, and the buyer was TD Storage of Greenville, South Carolina. 

Bellomy & Co. is an Austin, Houston and Atlanta-based commercial real estate firm with a team exclusively focused on the self storage industry.

Two Florida Facilities Sell to Private Investors

Marcus & Millichap advised on the sale of two Florida self storage facilities, one in Orange Park and the other in Sarasota.

Best Little Storehouse in Orange Park, Florida, has sold to a private investor. Located at 996 Blanding Boulevard/State Highway 21, Best Little Storehouse consists of 506 units, including non-climate controlled units, climate-controlled units, office spaces and boat/RV parking. The building includes 58,425 square feet.

Loc N' Key Storage in Sarasota has sold to an East coast-based private investor.

Both transactions were secured by Michael A. Mele and Luke Elliott, investment specialists in Marcus & Millichap’s Tampa office.

Loc N' Key Storage is located at 6720 South Tamiami Trail. The facility consists of 439 units and has 30,544 rentable square feet on 1.56 acres.

Storage Near TCU Changes Hands

Air Control Storage, a two-property portfolio in Fort Worth, Texas, has sold.

Air Control Storage is made up of two converted warehouses located near Texas Christian University. The portfolio includes 532 climate-controlled units with an expandable area inside the warehouses.

Richard Minker and Chad Snyder, members of the Colliers International Self Storage Advisory Services Group and affiliates of ARGUS Self Storage Sales Network, represented the seller.

SVN Oversees Two NY Sales

SVN Commercial Realty has completed the sale of two self storage properties in New York for $41.1 million.

The facilities include the sale of a property in Flushing, NY, and another in Westchester County. The Flushing facility is in the College Point neighborhood and includes 70,368 square feet on 1.9 acres. The property was sold by Whitestone Expressway Realty.

In Westchester County, the property is a 40,452-square foot facility on 1.5 acres. It’s a newly remodeled property with an opportunity for expansion. Goodfriend Self-Storage sold the property to US Storage Centers, Inc.  

Nicholas Malagisi, managing director of SVN Commercial Realty and chair of the self storage product council for SVN International Corp., advised the sellers in the two transactions and was assisted by Hans Hardisty, managing director of SVN Deegan-Collins Commercial Realty.

Rural Vermont Gets Storage

AG Self Storage is set to open in Johnson, Vermont, this month.

Owned by the Lazar family, the Johnson facility is located on Route 15. It was built in the fourth quarter of 2017.

The Lazar family builds small, upscale self storage facilities in relatively small communities around Vermont. Plans call for AG Self Storage to include murals on one or two walls to reflect the character of the town.

Northern Colorado Adds Supply

Grow Your Storage Development LLC has opened a 541-unit storage facility called Timberline Self Storage in Fort Collins, Colorado.

The company is starting construction on South College Self Storage with 708 units also in Fort Collins and is pushing for approval of another facility with 446 units in Windsor.

Timberline Self Storage is located at 2120 Midpoint Drive, while the facility under construction is at 6020 S. College Avenue. That property will open in the second quarter.

GYS Development partnered with All Pro Capital on the three projects.

Devon Buys in West Michigan

Devon Self Storage has acquired a family-owned portfolio of self storage facilities near Grand Rapids, Michigan.

Emeryville, California-based Devon Self Storage purchased two facilities in Holland Charter Township and another in Georgetown Township. The deal involved Lakewood Self Storage Center, Felch Street Self Storage and Georgetown Mini Storage.

Devon acquired 212,668 square feet of rentable space spread across 1,296 units, plus 47 stalls for recreational vehicles. Occupancy across the portfolio is 94 percent.

Devon secured $9.1 million in loans for the purchase with Irvine, California-based Talonvest Capital Inc., a boutique self storage and commercial real estate advisory firm.

Prime Buys in Queens

Prime Group Holdings has acquired a storage facility from Madison Development LLC in the Astoria neighborhood of Queens, New York. The 173,990-square-foot property sold for $94 million. It will be rebranded under the Prime Storage Group name.

The Astoria facility is Prime Group’s second recent purchase in New York. It bought a Brooklyn property from Madison in October.

Prime Group Holdings is headquartered in Saratoga Springs, New York. It owns and manages more than 170 self-storage facilities in 23 states.
