Bellomy brokers Taylor sale

 

Bellomy & Co. brokered the sale of Taylor Hutto Self Storage in Taylor, Texas, 35 miles northeast of Austin. The property consists of 501 climate, non-climate, covered boat and RV units in 60,605 NRSF. The facility was 86% occupied.

Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Plainfield, Illinois-based seller.

Bellomy & Co. is an Austin and Houston based commercial real estate firm with a team exclusively focused on the self storage industry.  

 

NSA acquires in Edgewater, Florida

 

National Storage Affiliates has acquired Indian River Self Storage, an 84,000-net-rentable-square-foot self storage facility in Edgewater, Florida. A private investor sold the property for $6.3 million, according to Commercial Property Executive.

Located on 10 acres at 3515 S. Ridgewood Ave., the property encompasses eight single-story buildings completed in three phases between 2003 and 2016.

 

OpenTech makes $50K donation to SSAF

 

OpenTech Alliance has become a platinum sponsor of the Self Storage Association Foundation through its $50,000 donation to the SSAF Scholarship fund. The donation is given in honor of Jim Knuppe, his wife Bobbie and son Michael. The Knuppe family owns and operates self storage facilities in California and Hawaii.

“Meeting Mr. Knuppe at one of my first SSA conferences changed my life,” said Robert Chiti, OpenTech Chairman and CEO. “I had a dream of starting a company that would bring innovative ideas, superior service and a long-term commitment to the self storage industry – but things were moving pretty slowly. When the Knuppe family decided to buy 15 kiosks and become an Angel investor, I felt like I had been given my chance.”

The SSAF is a charitable organization dedicated to providing relevant industry information, communication and exceptional educational experiences for SSA members, owner-operators and investors. The SSAF also recognizes professionals who have contributed to the betterment of the industry and contributes to worthy causes for educational purposes on its behalf. Each year the SSAF will aware a $5,000 education

 

XYZ grows contactless rentals

 

XYZ Storage, with six locations in the greater Toronto, Canada, area, achieved significant increase in contactless rentals in the past 3 months using the online rental and e-CRM platforms from Self Storage Manager.

XYZ Storage had already implemented the online rental platform and e-CRM, cloud-based call center application in 2019 and were prepared for the pandemic.

Since launch, online rentals account for over 40% of XYZ’s overall YTD rentals.

XYZ Storage was formerly known as All Canadian Self Storage.

 

Wisconsin storage to expand

 

KT Enterprises in Milton, Wisconsin, will expand a self storage facility called Toy Box by another 46 units. A total of 300 units were recently approved by the City of Milton plan commission to be built on a five-acre parcel, according to the Milton Courier.

The project is located at 310 Sunnyside Drive and was originally built in 1997 with 56 units.

The first expansion building will house 46 storage units with an anticipated completion date of Sept. 1. Once the building is filled with occupants, work will begin to complete the second building, which will house an additional 48 units.

 

LeClaire brokers Utah sale

 

The LeClaire Group of Marcus & Millichap brokered the sale of Hidden Springs Storage, a 14,400 square foot storage facility and townhome located in Sandy, Utah, approximately 20 minutes south of Salt Lake City.

Hidden Creek Storage is a 60-unit, 14,400 net rentable square foot, self storage facility located within The Villas at Hidden Creek, a 217-home master planned community.

Jordan Farrer, investment associate in the firm’s Salt Lake City office and Adam Schlosser, senior vice president investments in the Denver office, had the exclusive listing to market the property on behalf of the seller, a private self storage investor and developer. The buyer was also procured by Farrer and Schlosser.

 

SkyView brokers deals in Florida, Kentucky

 

SkyView Advisors brokered the following deals:

Prestige Self Storage located at 4706 S. Washington Ave. in Titusville, Florida. Prestige Self Storage is on 5.26 acres and houses a total of 57,600 net rentable square feet and 530 total units. 

Zack Urow, senior vice president, and Ryan Clark, director of sales at SkyView Advisors, represented the seller.

Aladdin Self Storage located at 3413 Collins Lane in Louisville, Kentucky. Aladdin Self Storage is on 3.49 acres and houses 46,465 net rentable square feet and 421 units.

Urow and Clark represented the seller.

 

Wisconsin storage changes hands

 

EquiCap Commercial brokered the sale of Nead Self Storage at 1216 Whitewater Avenue in Fort Atkinson, Wisconsin.

Nead Self Storage features 181 units with 21,230 net rentable square feet.

Jesse Luke and Scott Rihm of the EquiCap Commercial Team represented the seller. The buyer was a first-time self storage buyer.

EquiCap Commercial, Self Storage Advisory Group, is located in Saint Charles, Illinois, with a primary focus in the Midwest and Mid-South Markets.

 

Storage Structures to sponsor Hawaii conference

 

Storage Structures will sponsor and participate in the 2020 Self Storage Hawaii unConference. The conference will take place October 18-24 on the Big Island of Hawaii at the Waikoloa Beach Marriott Resort and Spa.

Storage Structures will showcase its newly patented framing system for multi-story self storage projects. The unConference is organized by Tron Jordheim with Jordheim Consulting and Self Storage Strategies.

Storage Structures provides building solutions to the self storage industry, including the Alpha Framing System, which eliminates many construction challenges.

 

Beyond plans Baltimore project

 

The parent company of Beyond Self Storage, a Missouri-based firm with about two dozen climate-controlled storage unit buildings in 11 states, is planning a 129,000-square-foot facility at 1541 Ridgely St. in Baltimore, Maryland, according to the Baltimore Business Journal.

NorthPoint Development, the Kansas City, Missouri-headquartered developer and owner of Beyond Self Storage, plans the project over 1.14 acres with 950 storage units. The project is located in a federal opportunity zone.

 

Talonvest brokers Georgia deal

 

Talonvest Capital, Inc. negotiated the late-May closing of a $10,240,000 bridge loan on behalf of York RE Capital Partners with its institutional JV equity partner as well as the early-June closing of $9,000,000 in CMBS financing on behalf of an experienced private owner-investor.  

The bridge loan provided capital for the acquisition at certificate of occupancy of a climate-controlled storage facility totaling 83,009 NRSF in Marietta, Georgia. Talonvest placed the 5-year loan with a community bank headquartered in Georgia.

Additionally, Talonvest secured CMBS financing from a large national bank for the refinance of two Northern California storage facilities managed on a third-party basis by StorQuest Self Storage.  The properties are located at 2412 Oakdale Road in Ceres, California, and 3201 E. Hach Road in Ceres. 

The Talonvest team members responsible for these assignments included Kim Bishop, David DiRienzo, Mason Brusseau, Lauren Maehler, Eric Snyder, and Jim Davies.

 

SmartStop opens new store in Toronto

 

SmartStop Self Storage REIT, Inc. has opened its 12th wholly-owned location in the Greater Toronto area in Canada.

The ground-up, four-story development is located at 69 Torbarrie Road in the North York community.

This facility easily serves the communities of Pelmo Park, Humberlea, Downsview and Humbermede. The property offers a mix of exterior drive up and interior climate-controlled units across its approximately 840 units and 85,800 square feet.

SmartStop is a self-managed and fully integrated self storage company with $1.6 billion in self storage assets.

 

Winter Garden, Florida approves new Extra Space

 

A new Extra Space Storage-branded facility is planned for Winter Garden, Florida.

Winter Garden city commissioners approved two ordinances that allow the facility to be built on 6 acres at 1577 and 894 Beard Road, according to Orange Observer.com.

The facility would have 114,641 square feet. The project consists of one three-story main building and five single-story storage structures. These surround an internal vehicle storage area with canopies.
