Valley Storage Expands into NC

Valley Storage has acquired Sure Safe on NC-16 in Denver, North Carolina. The facility is 80,000 square feet with just over 460 units, consisting of drive-up climate-controlled and parking. The facility will be re-branded to Valley Storage and managed by Storage Asset Management Inc., in York, Pennsylvania.

This is the first facility in North Carolina for owners Todd and Tina Snook, who own 22 locations in Maryland, Ohio, Pennsylvania, Virginia, and West Virginia.  

Safe Keeping Sells to NY Capital Group

JLL’s Capital Markets arranged the sale of Safe Keeping Self Storage, a 782-unit facility in the Houston, Texas, suburb of Baytown. New York-based Merit Hill Capital purchased the property from Houston-based Weiss Realty Group, Inc.

Steve Mellon and Brian Somoza led the JLL team on the sale. The 76,485-square-foot property at 120 S. Alexander Drive is comprised of one single-story building.

JLL Capital Markets is a full-service global provider of capital solutions for real estate investors and occupiers.

Bellomy Sells Houston Storage

Bellomy & Co. has arranged the sale of Keep Self Storage in Houston, Texas. The facility consists of 332 climate-controlled and non-climate-controlled units in 33,934 NRSF. The facility was 90% occupied. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Provo, Utah-based seller. The team also procured the Lakewood, New Jersey-based buyer.

Bellomy & Co. is an Austin and Houston based commercial real estate firm with a team exclusively focused on the self storage industry.  

Georgia Retail Center to Become Storage

Spring Road Space Shop has been approved by the Smyrna, Georgia, city council at the site of a vacant retail center. The retail center on 2.7 acres at 2520 Spring Road will be demolished and replaced with a three-story building with 109,635 square feet of storage and 4,260 square feet of commercial office space.

Storage King USA Buys in FL

Andover Properties, LLC, doing business as Storage King USA, has acquired Security Storage, an 88,000-square-foot facility in Spring Hill, Florida. It’s the company’s 12th purchase in the state.

The property came with a significant land component of 54 acres. Brian Cohen, Andover’s president, said the company plans to fix up existing units, perform deferred maintenance, and construct a new climate-controlled building, which will be an additional 50,000 NRSF.

The facility will be rebranded to the Storage King USA brand. New York City-based Andover Properties owns and operates facilities in Florida, Maryland, North and South Carolina, New Jersey, New York, Pennsylvania, Tennessee and Virginia.

Janus and Storelocal Partner

Janus International and Storelocal have announced a partnership to help automate facility operations and provide a more advanced security solution to Storelocal members. Janus is a global manufacturer and supplier of turn-key building solutions for the industry. Storelocal is a technology driven co-op run by independent self storage owner operators.

Janus and Storelocal have teamed up to integrate and roll-out the SecurGuard Smart Entry System with the Storelocal Platform of technology products. 

Dominion Opens AZ Storage

Dominion Self-Storage LLC has opened its newest facility in Verrado in Buckeye, Arizona. The property is at 20825 W. McDowell Road.

The 81,618 square foot facility was built on 1.25 acres and has 528 climate-controlled units. The building was designed by Phil Gollon of ARC Services, Inc. The facility will be managed by 180 Self-Storage LLC.

Dominion Self-Storage will open its next facility in Mesa in late 2019. Dominion is an Arizona-based business with another location in Queen Creek.

Three Milwaukee Facilities Sell

Three Milwaukee-area self storage buildings have sold to a Los Angeles-based buyer for $34.3 million. An affiliate of Kayne Anderson Capital Advisors purchased the properties from Boston-based Davis Marcus Partners.

The facilities are at 1131 N. Eighth Street in the former Pabst Brewer Co. distribution center, at 6805 S. 27th Street in Franklin, and at 232 S. Curtis Road. The buildings sold for $13 million, $12.5 million and $8.75 million respectively. Together the portfolio contains about 1,000 units.

AL Newspaper Building Becomes Storage

The former Birmingham News production building in Alabama has sold for $1.5 million and will be transformed into a self storage facility.

The building is 97,000 square feet on 1.6 acres. It was built in 1982. The buyer is Brent Fields, one of the owners of News Properties LLC.

Christy Roddy and William Ledbetter of Cushman & Wakefield-EGS Commercial Real Estate represented the seller, Advance Local Media, the parent company of Alabama Media Group. Eddie Greenhalgh, first vice president of investments for Marcus & Millichap’s Birmingham office, also represented the seller.

SmartStop Promotes Operations Chief

SmartStop Asset Management, LLC, has promoted Gerald Valle to senior vice president, self storage operations. Valle joined SmartStop in 2017 and was previously vice president of operations. Valle will oversee the day-to-day operations of SmartStop Self Storage’s 116 facilities throughout the United States. The portfolio contains 73,500 units.
